Småhuspriserna steg med 2 % under Q3 2012

Priserna på småhus steg med 2 procent mellan andra och tredje kvartalet 2012. På årsbasis, tredje kvartalet i år jämfört med motsvarande kvartal ett år tidigare, har priserna sjunkit med 1 procent.

För närvarande är det stor eftersläpning vid Lantmäteriets fastighetsinskrivning, vilket gör att statistiken är förskjuten en månad i förhållande till ordinarie redovisning. Den senaste perioden avser därför juli – september istället för augusti – oktober.

På länsnivå steg priserna i 14 av 21 län mellan de två senaste kvartalen. Den största prisuppgången återfinns i Blekinge med 6 procent, följt av Örebro och Jönköpings län med 4 procent. I sex län redovisades sjunkande priser. Den största prisnedgången återfinns i Gotlands och Västerbottens län med 5 procent. I samtliga storstadsregioner, Stor-Malmö, Stor-Stockholm och Stor-Göteborg, steg priserna mellan 2 och 4 procent.

På årsbasis sjönk priserna i 12 av 21 län. Den största prisnedgången redovisas i Gotlands och Kalmar län med 6 respektive 5 procent. I fyra av landets län steg priserna på småhus. Den största prisuppgången återfinns i Örebro län med 4 procent. I storstadsregionerna Stor-Malmö, Stor-Stockholm och Stor-Göteborg varierade prisutvecklingen från minus 3 procent till plus 1 procent.

Det genomsnittliga priset för en småhusfastighet i landet uppgick till drygt 2 miljoner kronor under tredje kvartalet 2012.
