Boindex steg svagt under Q2 2008 men är fortfarande under 100

Swedbank publicerar idag Boindex för andra kvartalet 2008. Boindex, som mäter husköpkraften utifrån småhuspriser, bolåneräntor och hushållens arbetsinkomster, steg till 98,8 för riket som helhet, jämfört med 98,6 kvartalet innan.


Ett Boindex på 100 innebär att hushållen använder 15 procent av sina arbetsinkomster före skatt till bolånekostnader, och enligt Swedbanks norm har råd med sina husköp. Ju högre Boindex desto bättre.

Under andra kvartalet sjönk medianpriset på småhus och hushållen fick högre förvärvsinkomster. Detta var tillräckligt för att kompensera effekten av stigande räntor. Husköpkraften stabiliserades strax under 100-strecket, och hushållen får fortsatt göra avkall på annan konsumtion för att få råd med husköpet.

- För andra kvartalet i rad ligger Boindex under 100-strecket. Senast vi såg en sådan svag husköpkraft var 1995 då räntan uppgick till 11 procent, men nu är det snarare de höga huspriserna som pressar husköpkraften, säger Cecilia Hermansson, Swedbanks chefekonom.

Rekordmånga kommuner har nu ett Boindex under 100-strecket. I två tredjedelar av kommunerna har husköpkraften minskat det senaste kvartalet, och i nära 60 procent av kommunerna har hushållen inte riktigt råd med sina husköp enligt normen.

- Situationen har länge varit ansträngd i storstadsregionerna, men nu följer många medelstora städer efter och marginalerna vid husköp krymper i hela landet, säger Cecilia Hermansson.
